Construction work on Greenwich Council’s new service centre gathered pace this month
with the arrival of a 50-metre
crane on the site in the heart of
Woolwich.
Cllr Sajid Jawaid, was on site to welcome the
crane and view progress on the project, which
will be home to Greenwich Council’s information, service and advice centre when it opens in
the summer of 2011.
Construction of the Woolwich Centre, which
will house a new library, a business centre, exhibition and meeting space as well as deal the
Council’s main contact centre, is not costing a
penny from the Council tax, having been
funded through savings and the sale of surplus
council buildings.
The principal building contractor is Wates
Group and the crane they have on site is being
used to lift steel and timber panels which will
hold the concrete for the main walls.
The first
part of the building project involves constructing the four lift-shafts and the staircase.
There are currently about thirty people working
on the site and that figure will rise to 300 at peak.
Construction work is scheduled to take place
from 8am until 6pm on weekdays.
Designed by London Bridge based architects,
HLM, the building is on seven floors, but with
the gallery, it will have nine levels with a viewing-platform looking out towards the river.
The
building will also have a ground floor café/bar.
The Woolwich Centre is part of the Love Lane
development which will also include new shops,
around 1,000 new homes, of which 35% will be
affordable, and an 8,000 square metre Tesco
store.
Tesco’s will have a low-carbon design, and
feature the use of sustainable timber for construction, a green roof and the use of solar panels and wind turbines to power the shop.
The Love Lane development will also feature a
new civic square - a new landscaped public
square between the Woolwich Centre and the
Town Hall.
The Woolwich Centre has been specially designed so its carbon emissions will be 45 per cent
lower than current national standards.
The
highest environmental standards have been incorporated into the design, as well as the schedule for the whole of the two-year construction.
Building materials, right from demolition of the
old shops and council offices a year ago, have
been recycled.
Natural ventilation and lighting, a heat recovery
system, water ‘harvesting’ and photovoltaic (PV)
panels on the roof - to generate solar electricity
- will help with energy consumption.
Sections
of the roof will be ‘green’ and ‘brown’, to provide a habitat for birds and insects.
The roof of the building will be going on next
summer, and the Woolwich Centre will be fitted
out in early 2011, ready for 2,000 council staff
to move in that summer.
Cllr Jawaid said: “It is very exciting to see work
underway.
This will be a wonderful civic building for the community of Greenwich to be
proud of.
”

NEW WOOLWICH CENTRE
£30m new homes
in Kidbrooke
Southern Housing Group has been confirmed as
the official affordable housing provider for the
Kidbrooke Regeneration Project in Greenwich.
The scheme, which will transform the former
Ferrier Estate, is a partnership between Greenwich
Council, Berkeley Homes, Southern Housing
Group, LHA-ASRA and the Homes and Communities Agency (HCA).
Southern Housing Group, one of southern England’s largest housing associations, will deliver 229
of the 456 homes in phase one, contributing to a
mix of social and intermediate rent, shared equity
and market sale housing.
The HCA London Board, which is chaired by the
Mayor, Boris Johnson, recently approved funding
of just over £30 million for the first phase of the
scheme.
This funding comes from HCA London’s National Affordable Housing Programme
and complements investment in infrastructure already made by the Agency at Kidbrooke.
Greenwich Olympic
road network
Greenwich Council is continuing to press the
London 2012 organisers to ensure they consult
with residents and businesses over their traffic
plans.
The Government last week announced the full list
of roads that may be used for the Olympic road
network.
There are 44 roads in the borough including 14 in the area close to Greenwich Park.
Olympic organisers have stressed that designating
a road does not mean that it will definitely be used
for Olympic traffic.
In particular they have stressed that no final decision has been made over the designation of roads
that might be used for access to equestrian events
in Greenwich Park, as the detailed design of the
venues has not yet been revealed, and will need to
be subject to public consultation.
